Living in Bella Flora

Bella Flora is the original section of the Bella Communities, a roughly 1,000-acre development off US Highway 377 and FM 1187, west of Benbrook. It's in unincorporated Tarrant County with a Fort Worth mailing address, so there are no city property taxes. The neighborhood is guard-gated, with large homes built mostly from the mid-2000s through the late 2010s. Its sister neighborhoods are Bella Ranch and the smaller Bella Crossing. School assignment is split between Aledo ISD and Fort Worth ISD, so check the specific address.

What's it like to live in Bella Flora?

Behind a staffed guard gate off US 377 and FM 1187, west of Benbrook, Bella Flora is the original section of the Bella Communities, a roughly 1,000-acre development. It has a Fort Worth mailing address, but it sits outside any city limits. The homes are large and custom, and the setting feels more like the country than the suburbs.

So you get a staffed gate and big houses on big lots, and you skip the city tax bill. In exchange, you take on a few things most in-town buyers never think about. I'll cover both.

Where is Bella Flora?

Head southwest out of Benbrook on US 377, past Whitestone Golf Club, and the Bella Communities open up near the FM 1187 intersection. Bella Flora is the older, original part of the development. Bella Ranch sits right next to it, and Bella Crossing is the third piece of the plan. The developer of Bella Crossing describes the whole thing as part of a 1,000-acre master planned development.

The ZIP code is 76126, and the Tarrant Appraisal District lists the addresses as Fort Worth. Aledo is to the west and Benbrook is to the northeast. I-20 is roughly 6 miles north (Bella Crossing's developer cites 6 miles), or about 10 minutes depending on traffic and which gate you leave from.

Is Bella Flora in Fort Worth or Benbrook?

Neither, and this is where most of the confusion comes from. The address says Fort Worth, but the land is unincorporated Tarrant County. Day to day, that means:

  • No city property tax. Your bill still includes the county, the school district, and the other countywide entities. It just doesn't have a city line.
  • County services. Law enforcement is the Tarrant County Sheriff's Office, not a city police department. Ask your insurance agent how fire protection is rated for the specific address before you lock in a policy.
  • No city utilities. The Bella Communities were built as a well and septic area. Bella Crossing's developer says so directly on its site, and Bella Flora listings generally show a private well and an on-site septic system. Confirm it for the house you're buying.

What kind of homes are in Bella Flora?

Custom homes, mostly built from the mid-2000s through the late 2010s. The developer set a 3,400-square-foot minimum on its lots, and most homes run from about 3,000 to well over 6,000 square feet, so the range is wide. Finishes vary a lot with the builder and the year.

The neighborhood is built out, which means you're buying a resale with a track record. That's mostly good news. You can see how a house has held up, and nobody's framing a house next door.

Inspection matters more than usual. On top of the normal roof, foundation, and HVAC checks, get a well inspection with a water test and a septic inspection. Aerobic septic systems in Texas usually need a maintenance contract, so ask the seller who services it and get the records.

How does the guard gate work?

The original section of Bella Flora has a staffed guard gate, not just a keypad. For a lot of buyers, that's the reason they're looking here and not somewhere with a code box.

Get the current HOA dues and any special assessments from the HOA or the title company before you write an offer, and compare them against any other neighborhood you're considering. Read the deed restrictions too, since custom-home neighborhoods tend to have detailed rules on outbuildings, fencing, and exterior changes.

What schools serve Bella Flora?

This is a split area. Bella Crossing's developer lists both Aledo ISD and Fort Worth ISD for the development, and the line doesn't follow neighborhood names. When I pulled Tarrant Appraisal District records across the development, some homes listed Aledo ISD, others listed Fort Worth ISD, and at least one lot was flagged as split by the school boundary. The district varies by address, so don't assume either one.

For Aledo, start with the district's campus information page and call the district office to confirm the zone. For Fort Worth ISD, use the School Finder. Whatever a listing says, this is one of the first things I'd confirm.

What's near Bella Flora?

There's no shopping inside the gates, so plan on driving up US 377 into Benbrook for errands. Most of what you need is along Benbrook Boulevard (the local name for 377). These were all open when I checked in fall 2026:

  • Whitestone Golf Club, 10650 Highway 377 S. A public 18-hole course that opened in 2000, right on your way into town.
  • Hoffbrau Steak & Grill House, 8501 Benbrook Blvd
  • Jakes Burgers, 9300 Benbrook Blvd, with a patio and weekend brunch
  • Tacos and Avocados, 9300 Benbrook Blvd, next to Jakes
  • Paisano's Italian Cafe, 9481 Benbrook Blvd
  • Lone Star Grill, 9413 Benbrook Blvd, a family-run burger and chicken-fried steak spot (closed Tuesdays)
  • Black Rifle Coffee, 9001 Benbrook Blvd
  • Walmart Supercenter, 8840 Benbrook Blvd, near I-20, for groceries and the pharmacy

Benbrook Lake is the big outdoor draw nearby. The Army Corps of Engineers runs the parks, boat ramps, and campgrounds, and some areas close seasonally from October through March, so check before you haul the boat out. For a wider look at the town, see my guide to living in Benbrook.

Is Bella Flora a good fit?

It works well if you want a large custom home with a guarded entrance and no city taxes, and you don't mind driving 10 to 15 minutes for groceries. Some homes here are also zoned to Aledo ISD without being in Aledo itself, so check the specific house.

It's a harder fit if you've never owned a well or septic system and don't want to learn. Same if you want sidewalks to a coffee shop. And if the guard gate isn't important to you, look at Bella Ranch next door. It's also gated, and its lots also start at an acre.
