Living in Ventana

Ventana is a master-planned community on Chapin School Road, between I-20 and US 377 near Loop 820. It's inside Fort Worth city limits and served by Fort Worth ISD's Benbrook-area schools. It broke ground in 2017 and has community pools, a pavilion, and trails. Part of the community is in the City's Public Improvement District No. 22, so check whether a specific home carries a PID assessment.

What's it like to live in Ventana?

If you want new construction without leaving Fort Worth city limits, Ventana is one of the few places on the west side to find it. It's a master-planned community off I-20 at Chapin School Road, near Loop 820 and Benbrook. It broke ground in 2017 and is still building. Two pools and a pavilion are already open, along with trails.

Of the west-side neighborhoods, this is the most "new suburb" of the bunch: production builders and a busy amenity center. If that's what you're after, it does it well. Just read the tax section before you fall for a model home.

Where is Ventana?

The amenity center is at 5500 Ventana Parkway, Fort Worth 76126. The community sits along Chapin School Road between I-20 and US 377, which puts Loop 820 and I-20 a few minutes away. Benbrook Boulevard, where most of Benbrook's restaurants and shops are, is close too.

The developer's location page estimates about 20 minutes to downtown Fort Worth, 10 to The Shops at Clearfork, and 15 to Benbrook Lake. Those numbers hold up outside rush hour.

Who developed Ventana, and how big will it get?

Dallas-based PMB Capital broke ground in July 2017. At the time it was announced as a $500 million community of about 1,500 home sites, with a first phase of 185 houses (Neighborhoods.com). The plan has grown since. Ventana's FAQ page now describes more than 700 acres and roughly 2,600 homes.

So expect construction for a while, with new sections going up next to finished ones. That's normal for a community this size. It matters more if you're buying on the edge of an active phase.

What kind of homes are in Ventana?

Single-family homes from production builders, mostly one and two stories. The builder lineup has changed over the years. The 2017 launch included David Weekley, CalAtlantic, and Dunhill. The HOA's site currently names Perry Homes, Trophy, and American Legend, and lists pricing from the upper $300s to the mid $600s. Lineups and prices change, so check what's actually selling when you start looking.

Don't skip the resales from the earlier phases. They usually come with blinds, fencing, and landscaping already done, and on new construction those costs add up faster than buyers expect. My Benbrook-area homebuyer checklist helps with that comparison.

What amenities does Ventana have?

According to the developer's FAQ and website, current amenities include:

  • Two resort-style pools
  • A 2,400-square-foot open-air pavilion with an outdoor kitchen
  • Playgrounds and a dog park
  • Trails

A fitness center, pickleball court, and community pond are listed as planned. "Planned" is not a promise with a date, so don't pay extra for a lot based on an amenity that isn't built.

What are the taxes and HOA dues in Ventana?

This is the part I'd slow down on. Start with the easy number: HOA dues are $960 a year, billed January 1, per the developer's FAQ.

Base tax rate. Because Ventana is inside Fort Worth city limits, you pay city tax along with the county, Fort Worth ISD, and the other countywide entities. The FAQ lists a fiscal year 2026 total of about $2.19 per $100 of value. Of that, $0.67 goes to the City of Fort Worth and about $1.03 to Fort Worth ISD.

The PID. Ventana is tied to the City of Fort Worth's Veale Ranch Public Improvement District No. 22, created in 2023. A PID levies assessments to repay the cost of roads, utilities, drainage, and parks. The city says those assessments, combined with the regular tax rates, can reach a maximum equivalent of $3.15 per $100 of value. That's a big jump from $2.19.

Here's the nuance. The city's Ventana PID FAQ says not every part of Ventana is in the PID. Homes in Phases 1 through 5 are generally outside it. Homes in Phase 6 are inside it but won't carry assessments, because the developer waived its right to request them. The FAQ's map shows Phase 8 inside the PID with assessments.

So two houses a few streets apart can have very different annual costs. Get the specific property's PID status and assessment amount in writing before you make an offer. My Tarrant County property tax guide explains the rest of the bill.

Utilities are simpler. Water, sewer, and trash come from the City of Fort Worth, with Oncor for electric and Atmos for gas.

What schools serve Ventana?

Fort Worth ISD. The developer's FAQ says Ventana is in the Benbrook attendance zone, listing Rolling Hills Elementary and the Benbrook Middle-High campus. Rolling Hills is a newer FWISD campus in Ventana that opened to students in December 2023. Zones change as the area grows, so confirm the specific address on the district's School Finder.

What's near Ventana?

For everyday stuff, head toward I-20 and Benbrook Boulevard. All open when I checked in fall 2026:

  • Walmart Supercenter, 8840 Benbrook Blvd, just south of I-20
  • Hoffbrau Steak & Grill House, 8501 Benbrook Blvd
  • Starbucks, 8503 Benbrook Blvd
  • Black Rifle Coffee, 9001 Benbrook Blvd
  • Tacos and Avocados and Jakes Burgers, side by side at 9300 Benbrook Blvd
  • 3 Parrots Taco Shop, 8737 Benbrook Blvd

For a bigger shopping trip, The Shops at Clearfork is about 10 minutes east. Benbrook Lake and Whitestone Golf Club are both south of town.

The honest take on Ventana

What works: newer homes with amenities you'll use, plus city utilities and quick highway access. And again, it's one of the few spots on this side of town where you can buy new construction inside Fort Worth.

What to watch: the PID can raise your annual cost a lot depending on the phase. Lots are suburban-sized. You'll also live with construction traffic for years. If you want mature trees or an acre, look at Whitestone or the Bella Communities instead.
