What's it like to live in Burton Hill?
Between Camp Bowie Boulevard and the Trinity River, Burton Hill is a small west side neighborhood made up mostly of 1950s ranch homes. It's quiet and shady, and the river trails are close enough that a lot of residents use them every day.
It doesn't get talked about as much as Arlington Heights or the Ridgleas. I think that's part of the appeal. You get a west side location and an older neighborhood feel, usually without the price tag of the better-known names nearby.
Where is Burton Hill?
It sits in the near-northwest part of Fort Worth, close to Westover Hills and Arlington Heights, with the Trinity River as its natural edge. Roaring Springs Road is the main route for errands. (LEAGUE Real Estate) On mapping and listing sites you'll often see the area labeled "Burton Hill Trinity Trails."
One thing to know up front. The Burton Hill name isn't limited to Fort Worth. Burton Hill Road runs into Westworth Village, a separate city whose own city hall sits at 311 Burton Hill Road. (City of Westworth Village) So two houses that both say "Burton Hill" in the listing can be in different cities, with different taxes and city services. A short history of Burton Hill
Burton Hill grew up with the air base. Carswell Air Force Base (today Naval Air Station Fort Worth Joint Reserve Base) was just to the west, and the neighborhood's mostly 1950s houses reflect that era: simple, practical homes like the ones you find around a lot of military installations.
The local elementary school tells the same story. Burton Hill Elementary, at 519 Burton Hill, opened in March 1958 to serve neighborhoods near Carswell. Fort Worth ISD describes the original building as International-influenced brown brick with yellow brick accents between the windows, and it's been added onto through bond programs in 1999 and 2007.
What kind of homes are in Burton Hill?
Mostly one-story ranch houses from the 1950s on lots with mature trees. They tend to be modest in size compared with the newer homes going up elsewhere on the west side.
Condition varies a lot. Some have been fully updated. Others are close to original and ready for someone to make their own choices. That's the opportunity here, and also the work. If you're buying one of the originals, plan on the usual 1950s list: foundation movement, older plumbing, electrical panels, and windows. Because the river is a big part of the neighborhood, ask about flood zone status on any house close to it. A flood zone can affect your insurance cost and your lender's requirements, so I'd check it before you write an offer, not after.
What's near Burton Hill?
The river is the headline. The Trinity Trails run along this stretch, and the Airfield Falls trailhead on Pumphrey Drive in Westworth Village leads to what the trail system calls Tarrant County's largest natural waterfall.
A few other places close by, all open when I checked in fall 2026:
- Hawks Creek Golf Club, 6520 White Settlement Rd in Westworth Village. A public course owned by that city.
- Walmart Supercenter, 6770 Westworth Blvd in Westworth Village, for everyday shopping.
- Kincaid's Hamburgers, 4901 Camp Bowie Blvd, a Fort Worth staple since 1946.
- Ridglea Theater, 6025 Camp Bowie Blvd, for concerts and shows.
- Campisi's, 6150 Camp Bowie Blvd, Italian and pizza.
The Cultural District museums and Dickies Arena are a short drive east, and I-30 is close for getting downtown.
What schools serve Burton Hill?
Most of the area is in Fort Worth ISD, and Burton Hill Elementary is right in the neighborhood. Still, don't assume. Assignments go by address, and some west side addresses fall into other districts. Look up the specific house on the FWISD School Finder and confirm with the district.
Pros and cons of Burton Hill
What I like about it:
- Trail access. The river is right there.
- A west side address at a lower entry point than its better-known neighbors.
- Older trees and a settled, residential feel.
- Room to add value if you buy an original house and update it well.
What I'd want you to think about:
- The city limit question. Fort Worth or Westworth Village changes your tax bill and your city services.
- Flood zones near the river. Check every house.
- 1950s houses are smaller and usually need updating.
- Restaurants and shops are a drive, not a walk.
Burton Hill fits buyers who'd rather have a trail out the back than a big kitchen island, and people who don't mind a project. It also makes sense for anyone who works at or near NAS Fort Worth JRB.
