What's it like to live in Parks of Aledo?

The trails are what make Parks of Aledo different. It's a newer City of Aledo neighborhood off I-20 and FM 1187, with Aledo ISD schools and a network of mountain bike and hiking trails running through its open space. It's quieter and smaller than Walsh or Morningstar.

If you ride, that's a big deal. The trail system loops through prairie, bluffs, and creek-side woods without ever leaving the neighborhood. If you don't ride, you still get plenty of green space, and fewer tax layers than the big master plans east of here.

Where is Parks of Aledo?

It's on Bailey Ranch Road, near I-20 and FM 1187, close to downtown Aledo. (Bloomfield Homes) The south side, called Point Vista, came first. The Bluffs is the newer section north of Bailey Ranch Road. (Weatherford Democrat)

The developer's facts page says it's about 21 minutes to Sundance Square and six minutes to Brookshire's. (Parks of Aledo) That fits the drive: I-20 east, then I-30 into downtown.

Is Parks of Aledo inside the City of Aledo?

Yes. That's one of the main ways it differs from Walsh, which is in the City of Fort Worth, and Morningstar, which is unincorporated with a MUD. Water and sewer come from the City of Aledo.

The newer section has one wrinkle. When the city approved the Bluffs plats in April 2020, that land was still in Aledo's extraterritorial jurisdiction, and it was set to be annexed under a development agreement the council approved in December 2019. (Weatherford Democrat) If you're buying in the Bluffs, I'd confirm on the appraisal district record that the lot shows City of Aledo as a taxing unit. It's a five-minute check.

Who developed Parks of Aledo?

James R. Harris Partners, which developed Point Vista and then the Bluffs. The 2020 Bluffs plans called for several hundred lots across a north and south tract, eight open space tracts for trails and parks, and a mandatory HOA to own and maintain the open space and trails. (Weatherford Democrat) Today the developer advertises 1,031 home sites across the whole community and about 150 acres of park areas.

What kind of homes are in Parks of Aledo?

Single-family homes, mostly from the last several years, some in traditional brick and some with the farmhouse look. The city and developer agreed that siding on Bluffs homes would be a higher-quality product like fiber cement. That's worth knowing if you care how a street ages.

The developer's site lists these builders: Clarity Homes, Our Country Homes, Jobe Homes, Custom Built Homesteads, Forum Custom Homes, Village Homes, Hark Homes, and Bloomfield Homes. Not all of them still have lots. Bloomfield, for example, is marketing its final phase at closeout, with plans from about 1,840 to 3,695 square feet. From here on, expect more resales and fewer new builds.

What are the Parks of Aledo trails like?

They're a set of stacked loops through three areas: Prairie trails south of Bailey Ranch Road, the Bluffs trails to the north (steeper, with loose climbs and short descents), and a Lakes trail along Shadow Creek. MTB Project maps about 10 miles of it, and Bloomfield markets it as a 10-plus-mile trail.

Off the bike, there's a 9-hole disc golf course and a dog park. You'll also find a community garden, tree forts, playgrounds, and shaded pavilions.

How do taxes and HOA dues work in Parks of Aledo?

Your tax bill here comes from the City of Aledo, Aledo ISD, and Parker County, plus the county's smaller units. I didn't find a MUD or a PID tied to Parks of Aledo in the city and developer sources or the news coverage I checked. The developer's facts page lists a total rate of 2.1903% but doesn't say which tax year, so treat it as a ballpark and ask for the current combined rate on the specific house.

The city did create a tax reinvestment zone for the Bluffs in 2019. That's a city financing tool, not an extra line on your bill the way a MUD is. Still, it's one more reason to read the tax certificate at closing.

The developer lists HOA dues at $600 per lot per year, which is low next to the bigger master plans nearby. You get less for it: mostly the trails and open space, with no pools or athletic club. More on comparing rates in my Parker County property tax guide.

What schools serve Parks of Aledo?

Aledo ISD. Builders in the neighborhood list specific campuses in their marketing, but the district rezoned elementary and middle schools in 2024 and keeps growing, so I wouldn't rely on a builder flyer. Check the address against the current maps on the Aledo ISD attendance zone page, or email the district's attendance zone office.

What's near Parks of Aledo?

Downtown Aledo and the I-20 corridor through Willow Park and Hudson Oaks cover most of what you'd need. All of these were open when I checked in fall 2026:

What are the trade-offs of living in Parks of Aledo?

On the plus side, you get Aledo ISD and City of Aledo services with low HOA dues and no MUD. And then there are the trails, roughly 10 miles of them. Downtown Aledo is close, too. It's small, but it has some good places to eat.

What you give up: there's no resort pool or clubhouse, and the new-build window is closing, so most of your choices will be resales. If a lot backs up to open space or a trail, expect riders and walkers passing by. Some buyers love that. Others want privacy, so walk the back of the lot before you write an offer.

Parks of Aledo fits people who'd rather spend weekends on a bike or a trail than at a pool. It also fits buyers who want a simpler tax picture than Walsh or Morningstar.
