What's it like to live in Crestwood?

Crestwood is a tree-covered neighborhood just north of White Settlement Road on Fort Worth's west side, with the West Fork of the Trinity River wrapped around three sides of it. The homes range from small 1940s houses to new builds, and the Trinity Trails are close by. (CandysDirt)

The river is a big part of the appeal. It's also the first thing I'd want you to understand before you buy, so I'll spend some time on it below.

Where is Crestwood?

The Crestwood Neighborhood Association is registered with the city, which lists its boundaries as White Settlement Road on the south, Greenwood Cemetery on the east, and Rockwood Park Drive West on the north and west. It's in City Council District 7. (City of Fort Worth)

In plain terms, the river loops around the north side and the City of River Oaks sits to the west. (CandysDirt) Greenwood Memorial Park, the cemetery on the east edge, is at 3100 White Settlement Road near University Drive.

Across the water to the north are Rockwood Park and its city golf course. To the south, across White Settlement Road, you're a short drive from West 7th and the Cultural District. If you like this part of town, Burton Hill and Arlington Heights are worth a look too.

A short history of Crestwood

According to the Crestwood Association, the community dates to 1930, when William Bailey sold two pieces of property to Charles Daggett and Mary Pratt. In the late 1930s, the three of them sold land to Luther and Loffland Realtors, who developed the subdivisions now known together as the Crestwood Addition. (CandysDirt)

The river has shaped the place ever since. On May 17, 1949, during what many consider the worst flood in Fort Worth's history, Trinity River water moved through North Crestwood. A Star-Telegram photo from the following year shows Mrs. Richard K. Sallman at her home on North Bailey pointing to the high-water mark on her roof. The Sallmans had escaped by boat that day. (UTA Libraries, Star-Telegram Collection)

That flood killed 10 people and left more than 13,000 homeless across Fort Worth. It led to the 27-mile Fort Worth Floodway, a levee system the U.S. Army Corps of Engineers built from the 1950s through the 1970s. The Tarrant Regional Water District maintains it today. (TRWD)

What kind of homes are in Crestwood?

A real mix. Homes here were built anywhere from 1941 to 2021. Many are either smaller bungalows or larger manor-style houses, though not all of them fit those two buckets. In 2022, sizes ran from under 1,000 square feet to more than 5,500. (CandysDirt)

That same profile quoted a resident who said some buyers purchase older homes, tear them down, and build new. So you'll see an original 1940s house next to something that went up a few years ago. For a buyer, that means price per square foot is close to useless here. A small original house is often priced on its lot, and a new build is priced on the house. Comparing the two takes care.

If you're buying one of the older homes, plan on a thorough inspection. Foundation movement from our clay soil, older plumbing and electrical, and drainage are the usual items. On a lot near the river, I'd pay extra attention to grading and where the water goes in a heavy rain. If you're thinking about updates, my post on renovations that add value can help you decide where to spend.

Is Crestwood in a flood zone?

Some lots may be, and some may not. I can't give you a blanket answer for a neighborhood that has a river on three sides, and you shouldn't trust anyone who does.

Here's what I'd do on any Crestwood house:

  • Look up the exact address on FEMA's Flood Map Service Center.
  • Get a flood insurance quote early, even if the house isn't in a mapped flood zone. If it's in a high-risk zone and you're financing, your lender will require coverage.
  • Read the seller's disclosure closely. The Texas form asks about past flooding and flood insurance claims.
  • Ask your inspector to look at drainage and grading, especially on the lower streets.

None of this should scare you off. It's just part of buying near a river, and it's much better to know before your option period ends than after.

Is there an HOA in Crestwood?

No. The Crestwood Association is a volunteer neighborhood association formed in 1981, not a homeowners association, and membership is voluntary. It holds an annual meeting in January, where members elect the board and pay dues.

Past neighborhood events have included an Easter egg hunt, a Fourth of July picnic and parade, National Night Out, and Halloween in the Park Before Dark. (CandysDirt) The Halloween event is on the association's calendar again for October 31, 2026.

What are property taxes like in Crestwood?

Crestwood is inside Fort Worth city limits and in Fort Worth ISD. For 2025, the combined rate for a home in that setup, counting the City of Fort Worth, Fort Worth ISD, Tarrant County, the hospital district, and Tarrant County College, was $2.16258 per $100 of taxable value before exemptions. (Tarrant Appraisal District)

Your actual bill depends on the appraised value and your exemptions. On a new build, expect the value to reflect the new house, not whatever stood on the lot before. My post on how property taxes work in Tarrant County walks through the math.

What schools serve Crestwood?

Fort Worth ISD. (CandysDirt) Assigned campuses depend on the address, so look up the specific house on the district's School Finder.

What's near Crestwood?

Start with the parks. Crestwood Park is a small city park on Rockwood Park Drive with shelters, grills, and benches. (City of Fort Worth) Rockwood Park, at 701 N University Dr, has about 50 acres of athletic fields, playgrounds, and shelters. (City of Fort Worth) The neighborhood also has easy access to the Trinity Trails, which cover more than 100 miles.

All of these were open when I checked in fall 2026:

  • Rockwood Park Golf Course, 1851 Jacksboro Hwy, a city course that first opened in 1938 and reopened in 2017 after a full renovation (Fort Worth Golf)
  • Angelo's Bar-B-Que, 2533 White Settlement Rd, a Fort Worth barbecue institution since 1958
  • Tom Thumb, 2400 W 7th St, for groceries
  • Fort Worth Botanic Garden, 3220 Botanic Garden Blvd
  • Dickies Arena, 1911 Montgomery St, for concerts and events

West 7th Street has plenty of restaurants and shops, and the Cultural District museums are just past it.

Getting around from Crestwood

White Settlement Road is your main way in and out. Head east and you reach University Drive, which takes you south toward West 7th, the Cultural District, and I-30. Keep going east and you're downtown. Jacksboro Highway runs along the far side of the river to the north.

Before you commit, drive your actual commute at the times you'd make it. That tells you more than any map estimate.

Is Crestwood right for you?

Reasons to buy here:

  • You want trails, parks, and a river nearby without leaving the center of the city.
  • You like big trees and an established neighborhood.
  • You want a range of choices, from a smaller original house to new construction.
  • You want to be close to West 7th, the Cultural District, and downtown.
  • You like a neighborhood association that puts events on the calendar, without HOA dues or rules.

Reasons to think twice:

  • Flood checks and insurance are part of the process on every house.
  • Prices vary widely, and teardowns can make comparisons tricky.
  • Older homes come with older-home repairs.
