What's it like to live in Morningstar?
Morningstar has an Aledo address and Aledo ISD schools, but it isn't inside any city. It's a master-planned neighborhood of new and newer homes in unincorporated Parker County, just north of I-20 off FM 3325. Walsh is right next door to the east.
The draw is pretty simple. You get the Aledo school district and a big amenity package with lakes and pools, at a lower starting price than a lot of what's nearby. The catch is a MUD tax, and that gets its own section below.
Where is Morningstar?
It's on the north side of I-20, off FM 3325 near Old Weatherford Road, just west of Walsh and close to where I-20 and I-30 meet. When it was planned, the site was 737 acres in Fort Worth's extraterritorial jurisdiction, meaning outside any city's limits. (Fort Worth Business Press)
That matters in two ways. There's no city property tax, and services like water and roads are paid for through the MUD instead of a city. The mailing address is Aledo, but you're not in the City of Aledo. The community's own site puts it about 20 miles from downtown Fort Worth, and since most of that is interstate, the commute is predictable outside of rush hour.
Who built Morningstar, and when?
Morningstar was planned in 2015 by FG Aledo Development, a venture of Kim Gill and Tim Fleet. The plan called for about 2,117 homes over roughly 10 years, along with hike-and-bike trails on Mary's Creek, around 100 acres of parkland, and four lakes with waterfalls. (Fort Worth Business Press)
Homes went up in phases after that, and building is still going. The Morningstar website currently lists D.R. Horton, Riverside Homebuilders, and Trophy Signature Homes as builders. Other builders were active in earlier sections, so you'll see more variety among resales than among new builds.
What kind of homes are in Morningstar?
Single-family homes from production builders, built from the late 2010s to now. Plans range from starter size up to larger two-story homes.
The earlier sections are where you'll find a finished street with some landscaping grown in. A new build puts you closer to the construction. If you're deciding between the two, my post on new construction vs. resale in Aledo walks through it.
What amenities does Morningstar have?
The amenity list is long for a neighborhood at this price point. Per the community site:
- Pools and splash pads
- Lakes with fishing, plus a community event lawn with cascading lakes and waterfalls
- Miles of hike-and-bike trails along open space by the creek
- An indoor event center
- A basketball court and playgrounds
A lifestyle team runs events too. If you want to meet people, it's an easy place to do it.
How do taxes work in Morningstar? (The MUD)
Morningstar is in a Municipal Utility District. Actually two: Morningstar Ranch Municipal Utility District No. 1 of Parker County and Morningstar Ranch MUD No. 2 of Parker County. Which one a home falls in depends on the section.
A MUD levies its own property tax to pay for water, sewer, drainage, and road infrastructure. For 2025, both districts set a rate of $1.00 per $100 of value, according to their public filings on District Directory (MUD No. 1) and District Directory (MUD No. 2). On a $400,000 home, a dollar per hundred is about $4,000 a year on its own.
Parker County and Aledo ISD go on top of that. Because there's no city tax, the combined rate isn't as far off from city neighborhoods as the MUD line makes it look. I'd still ask for the current combined rate and confirm which MUD the lot is in before you commit. My Parker County property tax guide has more on how these pieces fit together.
What schools serve Morningstar?
Aledo ISD. Under the attendance zones the district adopted in 2024, its FAQ says Morningstar students attend McKinney Elementary and McAnally Middle School, connected to the neighborhood by a continuous sidewalk from Nightmist Road. Because both are within two miles, the district doesn't provide bus service to them. (Aledo ISD attendance zones)
The Morningstar website lists different campuses. Trust the district over the marketing. Aledo ISD is growing fast and zones can change, so check the current map for the specific address.
What's near Morningstar?
Most errands mean a quick hop onto I-20 toward Willow Park, Hudson Oaks, or downtown Aledo. These were open when I checked in fall 2026:

- Fortified Brew and Blend, 9744 E Bankhead Hwy, Aledo (Fortified)
- Dayne's Craft BBQ, 100 S Front St, Aledo (Dayne's)
- Press Cafe, 109 S Front St, Aledo (Press Cafe)
One to watch is the new H-E-B going in at FM 3325 and the I-20 service road (Walsh). That's about as close to Morningstar as a full grocery store gets, and the Fort Worth Report had it targeted for December 2026.

What are the pros and cons of Morningstar?
- Pro: Aledo ISD, with elementary and middle schools reachable by sidewalk.
- Pro: Lakes and trails on a scale you don't usually see at these prices.
- Pro: No city property tax.
- Pro: Quick access to I-20 and I-30.
- Con: The MUD tax is a big line item. Run the full monthly payment, not just the price.
- Con: Still under construction in places, with the noise and trucks that come with it.
- Con: Production-built streets can feel uniform. If you want a yard with room to spread out, this isn't acreage.
Morningstar suits buyers who want lots of amenities at an entry point below Walsh. If you'd rather not deal with a MUD at all, or you want land, keep looking.
