Conventional loans: as little as 3%
Fannie Mae's HomeReady program allows down payments as low as 3% and accepts funding sources such as gifts and grants. HomeReady has income limits, and not every buyer qualifies.
With less than 20% down on a conventional loan, you'll pay private mortgage insurance. The CFPB explains that you can ask your servicer to cancel PMI when your balance is scheduled to reach 80% of the home's original value, and the servicer must end it automatically at 78%.
FHA loans: 3.5% with a 580 score
HUD says an FHA down payment can be as low as 3.5% of the purchase price. That's for buyers with a score of 580 or higher. Under HUD's Mortgagee Letter 2010-29, buyers with scores from 500 to 579 are limited to 90% financing, which means 10% down. FHA loans also carry mortgage insurance premiums, which are part of the trade-off for the lower entry point.
VA loans: often nothing down
For eligible veterans and service members, the VA says a VA-backed purchase loan often requires no down payment, as long as the sale price isn't higher than the appraised value. There's no monthly mortgage insurance, though you may owe a one-time VA funding fee.
Why USDA isn't on the list
USDA loans allow qualified buyers to purchase with no down payment, and they're common in Parker County. But Benbrook city limits aren't USDA-eligible. If a zero-down USDA loan is important to you, the nearby Bella Communities, including Bella Flora and Bella Ranch, are eligible, as is the City of Aledo. The down payment isn't the only check you'll write. Within three days of a signed contract, the TREC contract calls for earnest money and the option fee. Then there are closing costs: lender charges, the loan title policy, half the escrow fee, and prepaid insurance, interest, and tax reserves. And keep some savings after closing. A smaller down payment that leaves you a cushion is often a better plan than draining every account to put more down.
