What credit score do you need to buy a house in Benbrook? It depends on the loan. FHA allows 500 with 10% down or 580+ with 3.5% down. VA sets no minimum. Fannie Mae dropped its 620 floor in 2025, but lenders can set their own.

There isn't one credit score that unlocks a home in Benbrook. Each loan program has its own rules, and each lender can add requirements on top of them. That's why two buyers with the same score can hear two different answers.

Here's how the main programs treat credit right now, what changed in late 2025, and how it plays out at Benbrook prices.

Benbrook prices set the stakes

Over the three months ending August 2026, Redfin reported a median sale price of about $355,000 in Benbrook, up 6.7% from a year earlier. Homes sold in a median of 39 days. Your score affects whether you qualify, but it also affects your rate and mortgage insurance, which shape the monthly payment on a loan that size.

FHA loans: 500 and 580 are the lines

FHA is the program most people mean when they talk about buying with lower credit. HUD's rules, set out in Mortgagee Letter 2010-29, are:

  • 580 or higher: eligible for maximum financing, which means a down payment as low as 3.5%.
  • 500 to 579: limited to 90% loan-to-value, so you need at least 10% down.
  • Below 500: not eligible for FHA financing.

At Benbrook's median, 3.5% down is about $12,425. Ten percent is about $35,500. Those are HUD's floors. Individual lenders may require higher scores, which is a good reason to compare offers from several lenders.

Conventional loans: the 620 rule changed

For years, the standard answer for a conventional loan was 620. That changed. Fannie Mae removed the 620 minimum credit score from its Desktop Underwriter system for loan files created on or after November 16, 2025, as HousingWire reported. The system now runs its own risk analysis instead of applying a fixed cutoff.

Two cautions. First, FHFA said at the time that Fannie and Freddie's underwriting standards hadn't changed, so this isn't a loosening of the rules overall. Second, lenders and other programs can still set their own minimums, and many do. A lower score can also mean a higher rate and pricier mortgage insurance on a conventional loan. VA loans: no VA minimum

If you're an eligible veteran or service member, the VA says a VA-backed purchase loan often requires no down payment, as long as the price isn't higher than the appraised value. The VA itself doesn't set a minimum credit score, but you have to meet both VA and lender standards for credit, so lender requirements vary.

USDA loans: not an option inside Benbrook city limits

USDA loans come up a lot in Parker County, but Benbrook city limits aren't in a USDA-eligible area. Nearby, the Bella Communities west of Benbrook are eligible. If USDA matters to you, check each address on the USDA eligibility map.

Texas down payment programs have their own floors

State programs can help with the down payment, but they set credit minimums of their own. The Texas State Affordable Housing Corporation's Home Sweet Texas program requires at least 620 on government loans and 640 on conventional loans, plus homebuyer education and income limits. How to check and improve your score before you shop

  • Pull your reports. The FTC notes that all three bureaus let you check your report once a week for free at AnnualCreditReport.com. Dispute anything that's wrong with both the bureau and the company that reported it.
  • Shop lenders in a tight window. The CFPB says multiple mortgage credit checks within a 45-day window are recorded as a single inquiry.
  • Avoid new debt. Hold off on new cards or a car loan until after closing.
